Electrical work in Lewisham

Covering SE13, SE6, SE8, SE4 and the streets around them.

Lewisham's streets tell you roughly when they were built. Brockley is a Victorian suburb, mostly from the second half of the 19th century, and the council's own appraisal notes that many of its once multi-occupied houses have been converted into self-contained flats. Ladywell has houses from the 1880s and 1890s on streets such as Vicars Hill and Embleton Road, and the Corbett Estate, begun around 1896, spans Hither Green and Catford with more than 3,000 houses.

Between the wars, the London County Council built cottage estates at Bellingham and Downham, and Deptford gained the 1930s Crossfield Estate and, later, the Pepys Estate. Private renting has grown quickly, from 14 per cent of households in 2001 to 31 per cent in 2021, and licensed HMOs more than tripled between 2017 and 2022, with Brockley Road and Deptford High Street among the streets with the most. For landlords, that usually means EICRs, remedial repairs, alarm upgrades and consumer unit changes in converted flats.

The high streets have their own history. Lewisham Market has traded since 1906 and Catford Broadway market since 1929, and St Paul's, the Grade I listed church just off Deptford High Street, anchors a conservation area of its own. Stallholders, shops and cafes along all three need PAT testing, lighting work and periodic inspections, and we cover homes across Brockley, Ladywell, Hither Green and Catford for rewires and emergency callouts.

Landlords in Lewisham

Lewisham's selective licensing, in force since July 2024, covers nearly all of the borough apart from the old Telegraph Hill ward and most of the old Blackheath ward, and an EICR is one of the documents the council requires with an application. Additional licensing for HMOs also applies borough-wide until April 2027.
