Hackney's housing is old. The council's own evidence puts almost a third of its homes as built before 1900, and links older homes with more fire and electrical hazards. You can see the range across the borough: the 1830s planned streets of De Beauvoir Town, the early and mid-Victorian houses of Graham Road and Mapledene, Hackney's largest conservation area, and late 18th century terraces around Clapton Square. Plenty of those houses are now flats, and Dalston has the highest share of private renting of any ward in the borough, at around 45 per cent. Converted flats often run on a patchwork of old and new wiring, sometimes with a board that has no RCD protection. Estates and new blocks, such as the regenerated Kings Crescent Estate overlooking Clissold Park, bring different work, mostly additional sockets, new light fittings and tracing faults.

E-bike and e-scooter batteries are a particular concern for landlords here. Hackney's HMO licence conditions ban charging or storing them in communal areas, so tenants need somewhere safe to charge within their own space. London Fire Brigade advises fitting a smoke alarm wherever batteries are charged, and a heat alarm often suits a kitchen better.
